Hello,

I am writing to object to the alcohol licence for Elate on Marine Drive, Rottingdean.

I am a resident at number REDACTED on REDACTED.  I feel the village has a lot of access to alcohol in various pubs and also the license is until 10.30pm. I am extremely worried about the noise level and behaviour alcohol can help infuse!

This a very residential area with some small children living very close by, I do not feel this will benefit the local community.

Dear Licensing team

 

I’m writing to object to this application in Rottingdean - and to request that members of the licensing committee please visit this site before making a decision.

 

These premises were previously home to a curtain and blind shop. Changes in the planning rules meant that it could change to a cafe without any permissions.

 

My objections are:

 

People living above the premises will be disturbed late into the evening

 

The market is saturated in Rottingdean. Two pubs closed down last year - The Rottingdean Lounge and The Queen Vic, the latter is about 30 metres from these premises

 

The premises has no delivery bay. Deliveries will mean parking on the pavement or double yellow lines on the A259

Good afternoon,

 

The Parish Council (RPC) wishes to make a representation about Alcohol Licence application– 1445/3/2023/02124/LAPREN Elate Restaurant, 21 Marine Drive, Rottingdean, Brighton BN2 7HJ following concerns expressed by local residents.

 

Complaints have been made by residents living in the vicinity who are concerned that the granting of a licence to serve alcohol from 1100 hours to 2230 hours, seven days a week, will have an extremely negative impact on their quality of life.

 

RPC recognise the importance of having a thriving commercial business environment in the village and appreciate that this application is designed to help the restaurant to develop their trade. However, when this may lead to adverse conditions for the residents living in the vicinity, there must be adequate conditions in place to prevent noise and nuisance.

 

RPC is concerned that the use of the outside seating until 10:30 pm could bring additional disturbance to residents living close to the premises and would ask that this is considered in the conditions attached to a license.

 

In addition, RPC feels that there should be no off-site sales and we request that Elate commit to undertake reasonable steps to ensure customers do not disturb neighbours when leaving.

 

If, despite these conditions, noise and bad behaviour do result from the alcohol licence being granted, RPC would support enforcement action and a restriction on the licencing hours.

Good Afternoon

 

I am writing as a resident of the REDACTED Coffee shop. I would like to strongly object to the above application on the following grounds.

 

1) Prevention of public nuisance. This is a residential area and the late license is until 10.30 pm 7 days a week is not in keeping with the area. I am extremely worried about the late-night noise levels in this very residential area.

 

Rottingdean Village is already oversupplied with Pubs and restaurants that have a late drinks license. I do not feel this will benefit the local community.

 

3) The close proximity to the main A259 raises concerns over public safety.

 

4) There is a REDACTED that REDACTED who should not be harmed or subjected to the potential for anti-social behavior
